Retail study informs iconic market redevelopment in Adelaide

The Adelaide Central Market is an iconic part of South Australian life, and one of Australia’s most highly regarded central city produce markets. It plays an important role in connecting Greater Adelaide residents with regional producers and is a popular attraction for interstate and overseas visitors.

The adjacent Central Market Arcade building was originally constructed under a long term ground lease dating back to the late 1960s. It is now an underutilised piece of land with a dated appearance, ageing infrastructure, inactive frontages and lack of permeability.

With the ground lease expiring in 2018, Adelaide City Council took back control of the Central Market Arcade building, which gave the Council a rare redevelopment opportunity to catalyse change within the market district.

SGS was engaged as part of a broader team to carry out a retail study to analyse and define the retail and ancillary uses within the Central Market Arcade redevelopment.

The study’s conclusions and recommendations informed the subsequent Central Market Arcade expression of interest process, which is now complete, with a preferred redevelopment option selected and a planning permit lodged. Construction of the new arcade will start in late 2021.
